    We recommend 2.5%-3% to the Buyer Agency

 

Listing Agency Commission:

Level One (1.5%). This level is best suited for high traffic neighborhoods with relatively few other homes on the market. Minimum Home price for this level is $200,000. Total commission 4%-4.5%

• MLS Listing and any changes as necessary

• Realtor.com Listing • 15 Photos of property for MLS, Realtor.com & website

• Sign on Property (in accordance with neighborhood covenants)

• Electronic Keybox on Property • Showings coordinated through central call center

• Listing agent to present offers to sellers and help negotiate terms of sale

• Contact Point for Buyers Agents • Closing Services coordination (Deed prep, attorney)

• Social Media Blast on Facebook, Twitter

• Home listed on our website under “Our Listings” tab

 

Level Two (2.0%) Total Commission 4.5%-5%

• All of the above plus the following

• Flyer box at property with B&W flyers and property specific QR code (in accordance with covenants of your neighborhood)

• 20 photographs

• “Look Book”(binder) available at property with all relevant house information

• Virtual Tour and property specific website

• Craig’s List postings twice/week with link to virtual tour

• Email blast with your home as a featured listing to our entire database of over 10,000 prospects

• Weekly reporting to you of feedback, showings, website hits etc.

• Upload of utilities, insurance and tax information on MLS for potential buyers

 

Level Three (2.5%) Total Commission 5%-5.5%

• All of the above plus the following

• Flyer Box with Color flyers (100 color copies) and property specific QR code

• Email Blast to all WRAR agents promoting the home (max of two)

• Standard takeaway packet at home for prospective buyers

• Link to your listing on our bi-weekly email blast to our database of over 10,000 people

• Craig’s List posting daily • Listing agent to turn on lights, open blinds for showing (with enough lead time provided)

• Open House (max of 2)

 

LEVEL Four (3%) Total Commission 5.5%-6%

• All of the above plus the following

• Professional measuring and floor plan sketches

• Professional HDR photography

• Video posted to YouTube and blasted to Facebook, twitter and posted on our website

• Listing agent available to meet Buyer Agent at property upon request of seller

• Email blast to ALL North Carolina Realtors

• Property measured and Floor plan sketched

• Staging company consultation (where needed)

• Seller to provide average utility bills, taxes, insurance, all upgrades completed and mortgage statement

• Provide seller with checklist to make your home “show ready”

At Time of Listing:

        What happens when you receive an offer?

I will personally contact you with terms of the offer immediately upon receipt and meet you in person to review the offer when possible and take the following steps:

• Contact Buyer Agent for pre-qualification letter or proof of buyer funds

• Review the offer for completeness

• Negotiate on your behalf to get you the best price and terms

• Deliver all counter offers promptly

• Be available to address any questions and concerns you may have

• Maintain communication with selling broker

 

        You have accepted an offer, now what?

• Once you accept an offer I will promptly get signatures from all parties and take the following steps to ensure a smooth closing

• Confirm receipt of earnest money

• Deliver to you, the buyer agent and your attorney a fully executed copy of the contract

• Assist you in hiring an attorney for deep prep if you do not have one

• Change the status in the MLS

• Confirm with buyer agent all inspections and mortgage applications are taken care of within the due diligence time frame

• Present you with calendar of deadlines and key dates

• Coordinate with buyer agent all requests for inspection, appraisal, surveys etc.

• Notify you immediately of all inspection results

• Maintain frequent contact with buyer agent & buyer lender to confirm status of loan, inspections etc.

• Verify all contingencies of the contract have been met

• Coordinate with any vendors for repairs and confirm completion of repairs

• Coordinate walk through with buyer prior to closing

• Confirm your receipt of HUD for final approval of all closing costs

• Attend closing on your behalf • Hand over keys to buyer agent after deed is recorded

• Pick up all signs & lockboxes from your home

• Provide you with complete electronic copy of all paperwork for your records
